Bentsen Palm Development is a 2,600 acre Master Planned Conservation Development located in the City of Mission. This project has adopted Eco-tourism and habitat restoration as the emphasis for the property adjacent to Bentsen Rio Grande State Park. Rhodes Enterprises, Inc., has made donations of $2.4 million of land to the Texas Parks and Wildlife for the World Birding Center Central Visitors Facility, including native habitat areas. Rhodes has also donated $1.4 million of land to the North American Butterfly Association (NABA) for the largest outdoor butterfly park in the world. The development will also include over 180 acres of parks and open green space, including pools, picnic areas, sport courts and ball fields and private nature trails. Much of this is existing wooded habitat that includes approximately 2 miles of frontage along the Rio Grande River. All of this will add to the overall experience and enhance the world class eco-tourism experience, both for visitors and local residents.
This Master Planned Community will include approximately 6,000 single-family residences, 2,000 multi-family dwelling units, 300-acres of Industrial / commercial / local retail facilities. A planned 20-acre elementary school site is also included. The city of Mission has received approval for a $1 million grant from Texas Parks and Wildlife for a 75+ acre multi-use Community Park and Athletic Facility located at the northeast corner of Bentsen Palm Development. The City of Mission and Hidalgo County are currently underway with roadway improvements to Inspiration Road (the eastern boundary of the development) that will serve a divided boulevard to the 75-acre Texas Veterans Memorial Cemetery. Completion of the $1 million (TEA-21 grant) City of Mission Hike & Bike Trail provides residents of the development a 5-mile recreation facility that begins at the center of the development. The recently completed Bentsen Palm Village RV Resort, a 265-unit park, is located across Bentsen Palm Drive from the World Birding Center Headquarters facility. This uniquely designed facility will allow the growing RV community to access the World Birding Center and the North American Butterfly Association facilities within walking distance. The park opened for rentals on December 1, 2003.
Bentsen Palm Development is located 3 miles west of the future Anzalduas International Bridge. Once completed, this international port-of-entry will provide major access to the northern Mexico transportation routes. Traffic from the development will access this important port via the improvements planned for Miltary Road. Currently, right-of-way acquisition is underway for a major expansion of this portion of the southern portion of the County-wide Regional Mobility Plan 2030. Completion is anticipated in 2-3 years. The planned Industrial and Commercial sites in Bentsen Palm Development will be located less than 10 minutes from the Anzalduas International Bridge when these roadway improvements are completed.
The major infrastructure improvements to serve the Planned Unit Development (PUD) have been completed over the past few years. A tax Increment Refinance Zone (TIRZ) has been approved by the City of Mission and Hidalgo County. This vehicle will provide a financing tool in order to provide additional facilities and additional tax revenues and jobs for the community.
